Best Areas to Invest in Kano Real Estate in 2026
Investment patterns in Kano real estate shifted noticeably in 2025, driven by two factors: the naira depreciation against the dollar pushed diaspora buyers into the market, and inflation in construction materials made finished properties more attractive than land banking. MBPP brokered 43 investment property transactions in 2025, up from 28 the previous year.
Tarauni: the consistent performer
Tarauni remains the benchmark for rental yield in Kano. A two-bedroom flat purchased for 9 to 12 million naira generates 700,000 to 1 million naira annually in rent. The occupancy rate hovers at 94 percent, meaning investors rarely face extended vacancy. "Tarauni works because the demand comes from salaried workers who need to be close to the city center," said Kabir Musa, who manages five rental properties there. "I have never had a tenant stay less than two years."
Nassarawa GRA: appreciation play
For investors with a longer horizon, Nassarawa GRA delivered 18 percent average annual appreciation over the last three years. A three-bedroom house bought for 38 million naira in 2023 would sell for 55 million today. The entry barrier is higher, but the tenant quality is correspondingly better. "GRA tenants pay on time, stay longer, and maintain the property," said Hajia Halima Umar, an MBPP agent specialising in luxury properties. "I sold four houses there last year, all to diaspora buyers who paid cash."
Fagge: the commercial opportunity
The expansion of Kantin Kwari market has pulled commercial property values upward across Fagge. Shop space in prime locations now commands 2.5 to 5 million naira in annual rent, with vacancy effectively nil. Investors who bought shops near the market in 2020 have seen their capital double. The constraint is that commercial properties in Fagge rarely come to market; most sales happen through private networks rather than public listings.
Kumbotso: the value play
Land prices in Kumbotso range from 3.5 to 7 million naira per plot, roughly a third of comparable plots in Tarauni. The Kano State Government completed a road expansion through the area in late 2025, improving access to the city center. Investors who purchased plots near the new road corridor in early 2024 have seen values rise by 35 percent. "Kumbotso is where Tarauni was ten years ago," said Musa. "The people who buy now and wait will be the ones who win."
